Byron-Hill opens sales for first estate homes at Pierson Lakes Preserve in Ramapo
October 2002
BYRON-HILL HOMEBUILDERS HAS OPENED SALES for its first offering of magnificent estate homes at Pierson Lakes, a spectacular, gated residential enclave of nearly 1,000 rural acres tucked away in the western-most corner of Ramapo Township in Rockland County, NY, yet close to Paramus and New York City.
Nine majestic residences with at least 6,000 square feet of spectacular living space will be developed on five-to-ten acre, heavily wooded lots, according to the Central New Jersey based home builder, which has successfully marketed estate homes in several communities in Monmouth County's "Wealth Belt." The initial homes at Pierson Lakes will be priced from just under $2 million.
Byron-Hill purchased the undeveloped portion of Pierson Lakes earlier this year from a land company composed mostly of descendants of the Pierson family, whose holdings in the area date back to 1795, and who once owned 4,200 acres straddling Rockland and Bergen Counties.
The land company began selling large homesites on the property almost a decade ago as part of an environmentally-sensitive development plan designed to preserve the land's distinctive wilderness character. Thirteen custom homes were built before development ceased a half-decade age.
"We will continue to respect the great, natural beauty of the site's rolling, richly forested valleys and ridges which remain virtually untouched," notes Luther Gueyikian, Byron-Hill's President. "Our new homes will co-exist with the land, not exploit it," added Mr. Gueyikian, who said that "residents can also feel secure in the knowledge that Pierson Lakes is an established community with an entry gatehouse, manned 24 hours a day, an already completed clubhouse converted from a former hunting lodge and maintenance-free living provided by a homeowners association."
Byron-Hill is completing the community's road network and is building a boathouse on Cranberry Lake, one of two 100-acre lakes on the property. The company is also breaking ground on a customized model home that will offer 10,000 square feet of living space. Planned, is an extensive trail system that can accommodate both hiking and equestrian activities.
"Pierson Lakes must truly be seen to be believed," Mr. Gueyikian advises. "It's like living in the middle of a nature preserve. Yet the proximity of The New York Thruway, I-287 and Route 17 brings the business, cultural, shopping and entertainment pleasures of Manhattan, North Jersey and Upstate New York within easy reach."
